Our team processes applications within 24 to 48 hours once all required documents are received.
To avoid delays, please make sure all information and forms are complete before submitting.

How to Apply

1. Complete the Online Application

To begin your application, please create a prospect account using the Apply Now link on our website. The primary applicant will start the application and may add co-applicants, occupants, or guarantors as needed.

A non-refundable application fee of $50 per applicant is required to start the processing.

2. Submit Required Verifications

Please upload the following documents in PDF format to complete your application:

Valid U.S. governmentissued photo ID (clear, color copy)
Two (2) most recent pay stubs
Most recent bank statement
Most recent W-2 or tax return

If you are self-employed or unable to provide any of the above listed documents, please contact the main office for guidance on acceptable alternatives.

3. Qualification Guidelines

Applications are reviewed based on the following standards:

Applicants & Income Requirements

A separate application is required for each adult (18 years or older)
Credit and criminal background checks are required for all applicants
Combined gross income must equal at least four (4) times the monthly rent
Two (2) current pay stubs are required (or a prior-year tax return if self-employed)
Guarantors must earn six (6) times the monthly rent in gross income

Guarantors & Income Requirements

If a guarantor is required, they must:

Submit a completed application along with:
a non-refundable $50 application fee
Valid U.S. governmentissued photo ID (clear, color copy)
Two (2) most recent pay stubs
Most recent bank statement
Most recent W-2 or tax return
Show proof of income equal to six (6) times the monthly rent

Pet Policy

One cat per apartment is permitted (no dogs allowed) with a $45 monthly pet fee and a $350 refundable deposit, subject to the terms of the lease.

Required Fees

Application Fee: $50 per applicant/guarantor (non-refundable).
Security Deposit: Equal to 1, but up to 2 months rent, refundable in accordance with Connecticut law.
First Months Rent: Full month due at move-in; credit applied if moving mid-month.
Electric: Varies by usage and billed separately by a third-party provider.

Optional & Situational Fees

Additional Parking License: $100/month per extra vehicle (Subject to landlord approval, availability, and a signed parking license.)

Cable/Internet: Billed separately by third-party provider.
